The application takes a few minutes and goes straight to the person who approves the loan. If you would rather have an opinion on your numbers first, four pieces of information are enough for that.

Most people go straight to the application, and that is the shortest route to real terms. It is not handed to a call center. It goes to the person who reads the deal and approves the loan. But you do not have to start there. Want an opinion before you apply? Send four things

The full application is listed further down this page so you can have everything ready. None of it is needed to get an opinion. Four things are enough for Josh to tell you whether a deal is worth pursuing, and you almost certainly have all four already:

  • The property address. This is the one that matters most. It tells us the municipality, the transfer tax rate, the permit office, and whether we know the block.
  • The purchase price. What you are paying, or what you intend to offer.
  • The rehab budget. Your number is fine. A contractor quote is better, and we will tell you if we think the number is light.
  • Your timeline and your exit. When you need to close, and whether you are selling or holding. Those two facts change how we structure the loan.

Text or email those four and you get a read on whether we will fund it, so you are not completing a form for a deal that was never going to work. When you are ready for actual terms, the application is where they come from.

Three ways to start, and none of them is a queue

  • The online application. The main route, and the one that produces real terms. It takes a few minutes and lands with the person who underwrites it. Use the Apply Now button on this page.
  • Call or text 267-228-3289. Fastest route if you are standing in the property or bidding at a sale. Texting the address and two numbers is a completely acceptable way to start, and Josh is happy to look before you fill in the full application.
  • Email Josh@JDMCapitalLending.com. Best if you have a contractor scope, photos or a settlement sheet to attach.

What does the application ask for?

Here is the whole thing, so you can gather it before you sit down rather than halfway through:

  • About you. Name, email address, phone and date of birth. Applicants have to be at least 18.
  • The property. Full address including the county, plus property type, bedrooms, bathrooms and square footage. Property type covers single family, townhome and condo, small, medium and large multi family, commercial, mixed use, office, industrial, manufactured, and both raw and developed land.
  • Where the deal stands. Whether the property is under contract yet, and if it is not, a box to explain where things are. Being under contract is not a requirement.
  • Loan type and purpose. Purchase, purchase plus rehab, refinance, cash out refinance, bridge, short sale, new construction or development. Purpose is either fix and flip or fix and refinance, which are the two things we fund.
  • Your title company or closing agent. Company name, the escrow officer's name and their email address. This is the section that stops people mid form, so pick your title company before you start. If yours is not on the list you can add it.
  • The numbers. Purchase price, estimated renovation costs, requested loan amount, estimated after repair value, the loan term you want and your desired closing date. There is a notes box for anything that does not fit the fields.
  • Photos and documents. Two uploads, covered in the next section.
  • First deal with us? Four extra questions at the end: estimated credit score, liquid cash on hand, your experience, and anything else you want us to know. Returning borrowers skip these.

What happens after you send it?

A decision maker reads it, not a processor. In practice that means:

  • We look at the address first and pull what we know about the block and the price band. This is the part a national lender cannot do and the reason we do not need an appraisal.
  • We come back with terms or with questions. If the deal does not work we will say so plainly, and usually tell you what would have to be true for it to work.
  • You get the term and the extension policy in writing before you close, so the deadline is one you helped set.
  • After closing, draws fund in as little as 24 hours from inspection.

What documents will I need?

Nothing at all if you are just asking for an opinion on the numbers. The application itself takes two uploads:

  • The agreement of sale, or the assignment contract if you are taking an assignment, or the title commitment if you already have one.
  • Photos of the property as it is today rather than as you plan to leave it.

Once the deal is live, expect to produce the rest of the usual business purpose lending file:

  • Your rehab scope or contractor estimate, if the number on the application was your own.
  • Entity documents if you are borrowing through an LLC, which most investors are.
  • Proof of funds for whatever you are bringing to the table.
  • Insurance, bound before closing.

If any of that is missing we will tell you early rather than the day before settlement.

Who can borrow?

These are business purpose loans on non owner occupied investment property. That means we lend on properties you are buying to flip or to rent, and we do not lend on a home you intend to live in. Credit and track record both matter, but neither is a gate on its own, because both depend on the rest of the picture. Tell us where you stand and you will get a straight answer on the call.

Do I have to complete the whole application to get an answer?

No. The application is how you get real terms, and most people go straight to it. But if you are weighing up a deal and want a read before you commit the time, send the address, the purchase price, the rehab budget and your timeline. Josh will look at it and tell you what he thinks. Plenty of people do that first and then apply once they know the deal stands up.

How long does it take to get an answer?

You will hear back quickly, because the person reading it is the person who approves it. There is no committee to schedule and no appraisal to wait on. Closing follows in as little as 7 days once the deal is agreed.

Do I need a title company picked before I apply?

Yes, and it is the one thing worth sorting out first. The application asks for the title company or closing agent, the escrow officer's name and their email address. There is a list to choose from and you can add yours if it is not on it, but people who start the form without this in front of them tend to stop halfway. If you do not have one yet, ask us and we will point you at firms that close these deals routinely in your county.

Do I need to have the property under agreement?

No. The application asks whether you are under contract and gives you a box to explain the situation if you are not. Plenty of investors come to us before they offer, which is the better time. Knowing what we will fund lets you bid with a number you can stand behind, and it means the transfer tax and permit costs for that specific municipality are in your model before you commit.

Do you check my credit?

Credit is one input rather than a gate. The application asks first time borrowers for an estimated score, which is a starting point rather than a screen. These are business purpose loans underwritten mainly on the deal: cost, value, scope and your plan. Tell us where you stand and you will get a straight answer.

Can I apply through an LLC?

Yes, and most borrowers do. We lend on non owner occupied investment property for business purposes, so an entity is normal rather than an obstacle. Have your formation documents and operating agreement to hand once the deal is live.

Is there a cost to apply?

No. Sending us a deal costs nothing and puts you under no obligation. Rate and points are quoted against your actual numbers once we have looked at it.

What if the deal does not work?

We will tell you plainly, and usually tell you what would have to change for it to work. We have no other product to sell you, so a no from us is only ever about the deal.

I am buying at a sheriff sale next week. Is that too fast?

No, and it is one of the more common reasons people call. Text the address and your maximum bid and we will tell you what we can fund before you are standing in the room. Note that in Philadelphia a sheriff sale receipt will not get you a rental license, you need the recorded deed, so build that into your timeline if the plan is to rent it.
